To accurately appraise your rental property, we have our dedicated leasing team attend your investment property to perform a comparative market analysis.

It doesn’t just include an online review of comparable properties currently for lease online, but also analysing data and statistics from industry specific software to accurately appraise your property.

As the market continues to change and fluctuate, we have a dedicated leasing team whose primary focus is to deliver you the highest return on your investment property, while utilising their interpersonal skills to secure a suitable tenant for your property.

 

As a specialised Property Management agency, Housemark strives to take out the hassle of the entire process – from marketing and leasing, to the ongoing management of the tenants and property in all aspects.

We will occasionally touch base with you from time to time to fill you in on a matter of things, such as any industry specific information that may be interesting or beneficial for you to know, as well as discussions on maintenance and routine inspections.

We can advertise your property for rent 1 month prior to the current tenants moving out. In that time, we’ll negotiate the best possible price for your property and place the highest quality tenants to avoid any time wastage. Our goal is to have new tenants confirmed a week before the end of the current lease.

Since its’ creation, Housemark has consistently placed high quality tenants quicker than the industry standard. The average time it takes for a property to rent will always depend on a number of factors including market conditions, location, the type and condition of the property.

However, the southern migration evidently did wonders for the South East Queensland market – in particular Gold Coast through to Brisbane, Ipswich and the Sunshine Coast and with that, we are currently still seeing the vast majority of our properties leasing within one week of advertising.

We always aim to rent properties out for a 12-month period, however, we will always speak with you first before negotiating a rental agreement with tenants to ensure your wishes are catered for.

When reletting a property, Housemark will advertise the property across all relevant platforms one month prior to the current contract expiring. Once tenants have vacated the property, we will allow three days for an exit condition report to be completed and presented to the Landlord. Then, we will faciliate the process for the new Tenant(s) to move in as soon as the exit condition report has been completed.

Housemark provides accounts to PropertyMe for both Landlord’s and Tenant’s to utilise. Landlord’s can see a detailed view of their property and financial information in one screen, as well as current and historical maintenance requests, tenant information and more.

When you engage Housemark to manage your property, you will receive a login to PropertyMe to keep track of your investment property as you wish.

Your Housemark Property Management expert will work closely with you to determine the best option for disbursements of rental income. We are a flexible Property Management company and always try to cater to the needs of our Landlord’s.

Exit reports are completed within three days of a tenant vacating the property. This enables tenants to rectify any issues. Once any issues have been solved, your Housemark Property Management expert will send a report to you and approval will be requested for the bond to be refunded (if applicable).

In the event that a tenant breaks the lease or needs to be replaced, Housemark will advertise the property for lease. We will always keep you appraised of the situation at all times and request approval for new tenants to move into your property. You will have access to tenant information at all times so you know exactly who has rented your property.
